Olivegrove Developments · Mumbai Metropolitan Region

Mumbai Metropolitan Region

some places are built.ours are grown.

Olivegrove designs, builds and cares for complete communities across the MMR, and stays on long after the keys are handed over.

complete by design

a home is only as good as the place around it.

Olivegrove is a holistic real estate developer for the Mumbai Metropolitan Region. We plan the homes, the schools, the shops, the green space and the services together, from the first sketch.

A building that ignores its street, its neighbours, its vendors and its future is unfinished, however beautiful it is. So we plan for the whole: the land, the people, the ecosystem and the years ahead. We publish our timelines, report honestly, and take on projects others walk away from.

grown, not built.

what we build

a complete place, not a building.

We sell the home, and also the neighbourhood, the daily conveniences, the services and the long-term upkeep around it.

flagship
01

integrated townships

Master-planned communities where homes, retail, schools, wellness, open space and services are planned as one ecosystem.

02

standalone developments

Premium residential towers and boutique projects on single land parcels in established MMR micro-markets.

03

development management

Design, approvals, construction, sales and handover, run for landowners, investors and owners of stalled projects.

04

retail, commercial and mixed use

Shopping malls, high streets, neighbourhood centres, offices and mixed-use precincts, standalone or inside our townships, planned by people who have leased and run them.

home market

rooted in the MMR.

We build where our family has built for five decades: the Mumbai Metropolitan Region and its township growth corridors, starting with Bhiwandi and Thane.

the Olivegrove method

one way of working, from land to after-living.

Every township, tower and mandate follows the same three steps, so partners and buyers always know what comes next.

step 1

design whole.

We plan the master layout, the amenities, mobility, retail mix and services together from day one, so nothing is bolted on later.

step 2

build honest.

We publish timelines, report progress every month and deliver what the brochure shows. If something slips, you hear it from us first.

step 3

operate on.

We stay after possession with facility management, community programming and curated retail, so the place keeps getting better.

the truth charter

promises you can hold us to.

  • RERA-registered timelines, published and kept.
  • Monthly construction updates, with photographs.
  • One transparent cost sheet. No hidden charges.
  • Sample flats and specifications that match the handover. Any change is disclosed in writing.
  • Open-book reporting and milestone reviews for every partner.
our cornerstones

five values, written as behaviours.

Holistic is the foundation. Truthfulness and empathy earn trust. Audacity and passion drive performance. We are bold in what we take on, and conservative in what we promise.

01holisticWe think about the whole place, the whole life of the project and everyone it touches.

how it shows up

Master plans covering retail, schools, mobility and services. Operating communities after handover. Every decision weighed against its 20-year impact.

what we never do

Design a tower in isolation, or treat handover as the finish line.

02truthfulnessWe say what we will do, and we do what we said.

how it shows up

Published timelines, honest progress updates, clear cost sheets, renders that match reality, open books with partners.

what we never do

Over-promise to close a sale, or hide bad news.

03empathyWe understand the challenges and aspirations of buyers, partners and vendors.

how it shows up

Customer journeys designed around the buyer's anxieties. Fair vendor terms. Listening forums with residents.

what we never do

Treat a family's life savings as a transaction.

04audacityWe take on what is hard, complex or unproven, and see it through.

how it shows up

Reviving stalled projects. Large integrated townships. Ambitious mixed-use formats.

what we never do

Choose the easy project over the right one, or take a risk without a plan.

05passionWe care about the work, down to the last detail.

how it shows up

Design reviews to the last junction. Leadership on site. Pride in every handover.

what we never do

Accept "good enough".

who we serve

one promise, a different deal for each of you.

Whole places, told truthfully, delivered with care. Here is what that means for you.

"A home inside a whole, well-run place, from a developer who tells you the truth."
  • whole-place livingDaily needs, schools, wellness, green space and retail designed in from the start.

why Olivegrove

a grove is cultivated, not assembled.

A grove of olive trees is planted with patience, grows together and stays productive for generations. A grove is a community, not a single tree: a complete, living system, which is exactly what a township should be.

longevityOlive trees bear fruit for centuries. We take a 20-year view of every project.
peace and trustThe olive branch is a universal sign of good faith.
resilienceOlives thrive in hard, rocky ground, where little else grows.
abundanceThe tree yields fruit, oil and shade, and gives back to everyone around it.
reasons to believe

a new company. not new to the MMR.

heritage

a five-decade family legacy

Our promoters belong to the family behind a real estate group with more than fifty years in the MMR, and a record of residential and commercial projects.

land

a large MMR land bank

The promoters' land across the MMR gives us a ready pipeline for integrated townships.

retail

retail run, not just designed

Through M Square, our founder advised on, leased and managed malls across Mumbai, Pune, Nagpur, Jaipur and Greater Noida.

team

lean and senior-heavy

Every function is led by an experienced professional, so decisions are made by people who have done it before.

"We are bold in what we take on, and conservative in what we promise."

Amaan Fakih, CEO. Nearly three decades in planning, development, sales, leasing, customer relations and asset management, across more than 6 million sq ft for leading developers in western India, including Runwal, Kalpataru and NDW.
